Most of them start by saying something along the lines of “I had no idea it had gotten that bad.” That’s how roofs age. It isn’t self-announced. It simply continues in silence until it is unable to do so.

If you have ever searched this question, you have probably landed on ‘20 to 25 years’ about a dozen times. That number isn’t wrong exactly, but it isn’t the full picture.
Those estimates come from manufacturers testing shingles in average conditions. The conditions in Georgia are not average. Summers are long and brutal, UV levels are high, and between summer UV, months of humidity, and spring hailstorms across Gwinnett and Hall counties, Georgia puts roofing materials through more than most climates ever will.

Roof aging isn’t one single thing going wrong. It’s three or four things happening at the same time, each one making the others worse. Here’s what’s actually going on up there.
- Granule loss: Granules block UV and help shingles shed water. Lose them and the asphalt underneath bakes, goes brittle, and eventually cracks. You’ll find them collecting in gutters like dark coarse sand, easy to miss. A Sugar Hill homeowner ignored that for two years. Two full slopes looked fine from the street. Up close, they were cooked.
